Institutional Investors List 9,447 Homes for Sale as U.S. Housing Ban Takes Effect, Up From 4,166 in February

According to Parcl Labs, as of this month, the number of homes owned by institutional investors listed for sale has more than doubled since February, rising from 4,166 to 9,447 homes with a combined asking price of $3.1 billion. The surge follows newly enacted legislation that bans institutional investors, defined as those owning 350 or more homes, from purchasing additional single-family rental properties, though it does not require them to divest existing portfolios.

Investor-owned listings are offering steeper discounts than the broader market; 54% carry price cuts compared with 38.7% nationally, with markdowns deepening from 3.1% to 4% of asking value since early May, according to Parcl Labs data.
